Asset Management

Every Asset, Planned, Maintained and Accounted For.

Our Asset Management solution is the enterprise asset management (EAM) system above the shop floor: the asset register, preventive maintenance planning, maintenance work orders, spares, lifecycle cost, contracts and statutory inspections, on the same plant model as production. The MES Maintenance and Asset Health module executes against it at the line.

The challenge

The asset list is in a spreadsheet. The maintenance plan is on a whiteboard.

In many plants the asset register is a spreadsheet nobody fully trusts, preventive maintenance is a calendar on the maintenance office wall, breakdown jobs are raised by phone and closed from memory, spares are found by walking the store, and the cost of keeping a machine running is known only at year end, if at all.

The result is maintenance that is reactive by default: the same breakdown recurs because the last repair left no record, preventive jobs slip when production is busy and nobody notices until the failure, a critical spare is out of stock on the night it is needed, and the decision to overhaul or replace an asset is made without its history.

  • Asset list in a spreadsheetIncomplete, unversioned, disconnected from the plant.
Asset register on the plant modelEvery asset with its location, criticality, documents and full history.
  • Preventive plan on a whiteboardJobs slip quietly when production is busy.
Schedules that generate workTime- and usage-based plans raise the job when it is due, and overdue work is visible.
  • Breakdowns by phoneRaised verbally, closed from memory, cost unknown.
Work orders with labour, parts and findingsEvery job recorded against the asset, so the next decision has the history.

The solution

One asset record, from register to replacement

Our Asset Management solution knows every asset, plans its care, executes the work, keeps the spares, and accounts for the cost, so the decision to maintain, overhaul or replace is made on the asset's own history rather than on the loudest breakdown.

  1. RegisterAssets, hierarchy, criticality, documents and warranties recorded on the plant model.
  2. PlanPreventive schedules by time and usage; statutory inspections on their due dates.
  3. ExecuteWork orders assigned, permitted where needed, and completed with labour, parts and findings.
  4. SupplySpares reserved and issued to the job; stock and reorder points kept in step.
  5. MeasureDowntime, maintenance cost and failure history accumulated per asset.
  6. DecideMaintain, overhaul or replace, on the record rather than on instinct.

Modules

The modules of an asset management system

Each module runs on its own and shares one asset record with the others. Shop-floor asset health, such as condition monitoring, alarms and maintenance activity on the running job, lives in the MES Maintenance and Asset Health module and feeds the work planned here.

Asset Register and Hierarchy

Every asset with its location in the plant model, type, criticality, specifications, documents, warranty and history, from site down to component.

Preventive Maintenance Planning

Time-based and usage-based maintenance schedules with task lists, generating work orders when due and showing what is overdue.

Maintenance Work Orders

Corrective, preventive and inspection jobs planned, prioritized, assigned and closed with labour, parts, downtime and findings recorded against the asset.

Spares and Maintenance Inventory

Spare parts per asset, stock levels, reservations and issues to work orders, with reorder points tied to what the plan will need.

Asset Lifecycle and Cost

Acquisition, commissioning, transfers and disposal, with maintenance cost, downtime and failure history accumulated per asset for repair-or-replace decisions.

Contracts and Service Providers

Service contracts, annual maintenance contracts, warranties and vendor call-outs against the asset, with response and completion on record.

Statutory Inspections and Compliance

Legally required inspections and certifications for pressure vessels, lifting equipment, electrical installations and the like, scheduled with the evidence retained.

Predictive Maintenance

Condition data from the MES Asset Health module used to raise work before failure, and to tune preventive intervals.

Technician Mobility

Work orders, task lists, parts and findings on a mobile device at the asset.

Capabilities

Asset Management capability areas

Capability areas below describe the scope of our Asset Management engagement, grouped by module.

Asset register and hierarchy

Assets and components on the same plant model as production, with type, criticality, specifications, meter readings, documents, drawings and warranty, and a history of every job, part and cost against each one.

Preventive maintenance planning

Maintenance plans by calendar, running hours or cycles, with task lists, required skills and parts, generating work orders when due and consolidating jobs into planned shutdown windows.

Maintenance work orders

Corrective, preventive and inspection work orders with priority, assignment, planned and actual labour, parts issued, downtime, failure codes and findings, closed against the asset with an audit trail.

Breakdown and request management

Maintenance requests raised from the shop floor or from an MES alarm, triaged and converted into work orders, with response and repair times on record.

Spares and maintenance inventory

Spare parts catalogued per asset, stock by location, reservations and issues to work orders, reorder points and requisitions, so the critical spare is there on the night it is needed.

Asset lifecycle and cost

Acquisition, commissioning, transfer and disposal events, with maintenance labour, parts, contract and downtime cost accumulated per asset and period for repair-or-replace and budgeting decisions.

Contracts and service providers

Service and annual maintenance contracts, warranties and vendor call-outs linked to the asset, with scope, renewals and completion on record.

Statutory inspections and compliance

Legally required inspections and certifications scheduled on their due dates, with the inspecting body, outcome and certificate retained per asset.

Condition-based and predictive maintenance

Condition alarms and readings from the MES Asset Health module raise maintenance requests before failure, and history is used to tune preventive intervals.

Maintenance workflows and approvals

Configurable, role-based workflows that route requests, work-order approvals, spare requisitions and contract call-outs to the right people in the right order, with an audit trail.

Maintenance reporting and KPIs

Preventive compliance, backlog, mean time between failures and to repair, downtime by cause, maintenance cost per asset and spares consumption by period, without manual consolidation.

Native AI connector

Exposes the asset and maintenance data you choose to any AI platform, so it can process, detect, predict and optimize on it under the same access rules as the application.

Integration

The asset record the whole plant works from

A maintenance plan is only as good as the condition data behind it, and a work order is only safe with its permit. Our Asset Management solution shares the plant model, assets and work with the rest of the manufacturing digital backbone.

  • MES: condition alarms, downtime and utilization come up from the Maintenance and Asset Health module to raise and prioritize work; a maintenance job can hold the asset in MES. Explore MES
  • EHS: the permit to work for a maintenance job comes from EHS, and incidents on an asset are seen against its maintenance history. Explore EHS
  • Supply Chain: spares are purchased, received and stocked through Supply Chain and reserved for the work order here. Explore Supply Chain
  • QMS: instrument calibration stays in the LIMS and is referenced from the asset, not duplicated. Explore QMS
  • ERP and finance: fixed-asset records, purchase orders for spares and contracts, and maintenance cost exchanged with enterprise systems.

Who benefits, and how

Designed for the people who keep the plant running

Asset Management does not add forms to the maintenance team's day. It moves the asset register, the plan and the job history out of spreadsheets and whiteboards into one record, which is what makes the outcomes below possible.

Planned, not reactive

Maintenance heads

Preventive compliance, backlog, downtime by cause and cost per asset across the plant in one view.

The job with its history

Planners and technicians

Work orders with task lists, parts and the asset's past findings at the point of work.

Spares that are there

Stores and procurement

Parts per asset, reorder points and reservations driven by the maintenance plan, not by the last emergency.

Decisions on the record

Plant and finance leadership

Maintenance cost, downtime and failure history per asset behind every repair-or-replace and budget decision.

Outcomes describe the intended effect of digitizing asset management processes. Quantified results are specific to each implementation and are not claimed here.
